What it costs to clear land in this region, and why mulching and clearing are priced so differently.
The figures below are general market ranges for Hampton Roads intended to help you budget. They are not a quote. Every site is different, and access, soil, disposal and utilities can move a number substantially in either direction. We give free on-site estimates.
Clearing Is Priced by Density, Not Just Acreage
An acre of light brush and an acre of mature hardwood are the same acre and nowhere near the same job. Before anyone can price your clearing, the question is what is actually standing on it: brush and saplings, dense understory, mixed pine, or full-grown hardwood with root balls the size of a car.
What Drives the Price
- Vegetation density and tree size. The dominant factor. Trunk diameter drives everything downstream.
- Stumps. Left in place, ground, or fully grubbed out. Grubbing for construction is the most expensive option and often the only acceptable one.
- Disposal method. Mulch in place, chip, burn where permitted, or haul off. Haul-off carries both trucking and tipping costs and is usually the most expensive path.
- Terrain and wet ground. Soft ground in southern Chesapeake and Suffolk can stop a machine entirely in a wet season.
- Access and obstacles. Getting equipment onto a landlocked parcel, and working around structures, fences, power lines and wetland buffers.
- Regulatory. Land disturbance permits, erosion control, Chesapeake Bay Preservation Area buffers and wetland delineation where applicable.
Mulching vs. Conventional Clearing
This is the biggest single decision affecting your cost.
- Forestry mulching is one machine, one pass, no hauling, no tipping fee, no burn permit. Stumps and root systems remain. Typically a fraction of the cost of conventional clearing, but only suitable where you do not need the ground stripped.
- Conventional clearing and grubbing means cutting, piling, loading, hauling and disposal, plus stump removal. Several operations and several machines. Necessary if you are building, paving or installing anything structural.

Getting an Accurate Quote
For anything over an acre we need to walk it. Aerial imagery understates density badly, and what looks like open ground on a satellite photo is frequently ten years of understory under a canopy.
