Two Very Different Halves of the City
Virginia Beach splits in a way that changes the job completely. North of the Green Line you are working established neighborhoods like Great Neck, Alanton, Thalia and Kempsville, where the work is usually a back yard, a side lot or a wooded corner and access runs through a gate. The soil is mostly sand, which cuts both ways. Sand digs easily and drains well, so clearing goes fast in dry weather. It also slumps, so stump holes and cut banks need backfilling and compacting properly or you get soft spots and settling later.

Wetlands and the Green Line
South of the Green Line, wetland soils and buffer requirements are a real factor and so is the city land disturbance permit. Getting shut down by an inspector mid job is expensive and entirely avoidable.
Clearing or Mulching on a Big Parcel
On acreage where you want the land usable but you are not building, forestry mulching is usually the better value. There is no trucking and no tipping fee, which matters a lot when the parcel is fifteen minutes from the nearest landfill. If a house, barn or slab is going in, you need clearing and grubbing so the roots are out.
